Tenant and Landlord Fees


The following are permitted payments which we may request from you:

  1. A refundable holding deposit (to reserve a property) capped at no more than one week's rent

  2. The rent

    In addition to paying the rent, you may also be required to make the following payments permitted under the Tenant Fees Act 2019.

  3. A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above

  4. Contract variation, novation, amendment or change of occupant at the tenant's request within an existing tenancy: £50.

  5. Default fee for lost keys or other respective security devices: actual cost of replacement.

  6. Payments associated with early termination of the tenancy, when requested by the tenant Payments in respect of utilities, communication services, TV licence and council tax; and

  7. During the tenancy a payment of interest for late rent could be due at a rate of 3% over the Bank of England Base Rate, applicable if rent is more than 14 days overdue.

  8. During the tenancy, if permitted and applicable, utilities such as gas, electricity, water and sewerage, telephone and broadband, installation and subscription of cable/satellite, Television licence and Council Tax. You may also be liable for other permitted payments not included above, for breaches of contract or under the relevant legislation including contractual damages.

Dear Prospective Tenants,

In order to proceed efficiently with your application, we require the following original documents from you:

  1. Passport (If Home Office have your passport we need a letter from the Home office to prove this)

  2. Proof of right to work at UK

  3. Payslips for the last 3 months up to date

  4. Employment contract.

  5. Last 3 months’ bank statements.

  6. Current address, Contact number, NINO and E-mail id.

We do not charge any administration fee. We require a week rent as holding deposit in order to stop marketing the property you want. This amount will be deducted from the deposit amount you pay.

We require 5 weeks deposit and 1 month’s rent payable in advance before you move into the new property.

Let only service includes marketing the property, carrying out accompanied viewing, arranging for the inventory to be carried out, carrying out the relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy.


As on additional service for we can protect the deposit on behalf of landlords for peace of mind.

As an additional service we can also offer a monthly rental collection, peruse non-payment of rent and advise on rent arrears.


Full management includes all of the above, as well as getting quotes for repairs and arranging for repairs and arranging for repairs within the property, carrying 2 routine inspections per annum and notify the landlord of the outcome, advise all relevant utility providers of changes and hold the keys throughout the tenancy term.


The check-out fee will include the unprotecting of the deposit where applicable and return it to the landlord or tenant.
